1) What are the Qualifications?
What are the Income Requirements?
Applicant(s) must have a monthly combined gross income of at least three (3.0) times the total monthly approved rental rate. Incomes must be local to this area of VA or state that the position is remote. Employment MUST be cross-verifiable in writing using recent pay stubs and deposit records. Additional documents may also be requested. Self-employed applicants will be required to produce two years of signed tax filings, and recent bank statements. Non-employed applicants must provide proof of assets. We reserve the right to require a higher security deposit for those between 2.50 to 3.00 times the monthly rental rate that also meet all other approval criteria.
2) What are the minimum credit requirements?
Credit score(s) of 600 or above are required to meet our standard guidelines. Applicant(s) not meeting our standard guidelines can potentially receive a conditional offer with score(s) in the range of 540 to 599 or those with no scores. These will require a higher security deposit and participation in our RPM Credit Cooperation Program with an additional monthly amount due concurrently with monthly rent payments. Non-US Citizens without social security numbers are subject alternate tenant screening documentation.
3) Rental History Requirements?
Rental history must be rated satisfactory or better with previous landlord(s), with no record of evictions in past 36 months. We reserve the right to require a higher security deposit and/or decline for those with non-satisfactory history. Any current or past outstanding debt to a previous landlord and/or civil suit, judgement, forcible detainer filed from a previous landlord against applicant, can result in application being denied.
4) How do you evaluate Criminal History?
A minimum of 60 months without Felony convictions is required. RPM reserves the right to refuse to lease based on any criminal history.
5) Do you allow Pets?
Cats are not allowed in any RPM home. Not all RPM properties allow pets, apart from documented medically necessary Service Animals. Properties allowing pets have a maximum of two (2) permitted and are subject to an additional $40.00 per month/per pet added to base rent advertised and $350 non-refundable pet fee prior to approval. This additional amount will be added and will not be modified in the initial lease term for any reason. A photo of the pet must be submitted to RPM prior to your application being approved. No Aggressive breeds or exotic animals are permitted such as Pit Bull, American Bully, Rottweiler, German Shepherd, Doberman, Chow, and/or any mix breeds, lineage and/or variations of these. RPM uses an outside screening service that may charge an additional application screening charge for each pet. All pets must be disclosed on the application and will be considered in the review of the application. No pets other than those disclosed on the application may be kept on the property. 6) Is there an Application Fee?
All potential residents over the age of 18 must submit an individual application. There is a required $40.00, NON REFUNDABLE electronic application fee per adult applicant (18+ age). This must accompany the completed application. Incomplete applications or applications submitted without the proper application fee(s) will not be considered and will not be refunded. Any inaccurate and/or incomplete information are grounds for rejection of an application and loss of application fee and basis for termination of the lease if subsequently discovered.
