1) What are your rental qualifications?
Qualified applicants must have a gross household income of 3 times the rent and/or 2.5 times net, credit score of at least 600, 3 years of landlord history from non-family/friends. Please review our full criteria at https://integritypropertymanagement.com/tenants/tenant-qualification-criteria/

2) What if I don’t exactly fit the screening criteria?
If you don’t meet the screening criteria, your application could either be denied or could be approved with an increased security deposit. That determination could only be made once we are able to see all factors on the application.

3) Do you accept co-signers?
Our general policy is not to accept co-signers in order to overcome an applicant's inability to meet the screening criteria.

4) Do you accept applicants with criminal history?
Criminal history is taken on a case-by-case basis by taking into consideration all the facts and circumstances. We will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in a denial of the application.

5) How much is the application fee? Is it refundable?
The application fee is $60 per applicant. All persons 18 years old or older in the household must complete an individual application. Applicants are entitled to a refund if the applicant withdraws the application in writing prior to management ordering a credit/background check. No refunds are given if the application is withdrawn once a credit/background check is ordered.

6) How long does application approval take?
We cannot begin the screening process until applications are complete and all documents are submitted. Once submitted to our screening partner, screening can take up to 3 business days. Processing times can vary depending on how quickly landlords, employers, and references respond.

7) How are applications approved? Is it first come first served?
All applications are processed and submitted for screening simultaneously as they are received as complete. Upon approval, the first approved applicant to submit the required $500 deposit is awarded the rental. The approved applicant must execute the rental agreement within 7 days of paying the deposit. The paid deposit is credited to the initial move-in costs or is surrendered if the applicant fails to execute a rental agreement.

8) When can I move in?
Your tenancy can start as soon as the 2nd business day after approval and paying your deposit-to-hold. You must execute your rental agreement and start paying rent within 7 days of paying your deposit-to-hold. You may physically move-in anytime after that.

9) Do you require renter’s insurance?
Yes, all tenants must obtain and maintain renter's liability insurance of at least $100,000 unless otherwise except under ORS 90.222.
