1) Is there a minimum amount of income I need to qualify for a property?
Yes. Applicant(s) shall provide proof of gross 2x monthly rent in combined household income to be considered for lease. Acceptable forms are official company issued paycheck stubs, verifiable job offer on company letterhead, or verifiable affidavit of salary on company letterhead. Self-employed applicants must supply the previous year’s tax returns for proof of income. Company taxes must be accompanied with official proof of ownership (i.e. from licensed accountant, a business license or copies of 1099 income statements) If applicant does not meet this guideline, Stix and Stones reserves the right to not rent to the tenant. Tenant may opt to have a suitable co-signer execute the lease agreement jointly, if approved by Stix and Stones. Full credit and background check will be performed on co-signer.
2) Do you allow pets?
Pets are subject to case-by-case basis and subject to property-specific considerations. We require a $350 pet deposit and $35 per month rent for every pet.
3) Do you restrict any types of animals or breeds?
Sometimes on a case-by-case basis.
4) Do you have any special processes for service animals?
Security deposits are to be collected within 72 hours after application is approved and a lease is sent out. Funds are held in a dedicated escrow account pursuant tenant-landlord act.
5) Is the deposit refundable?
Yes, the deposit is refundable, provided that all terms outlined in your lease agreement are met. This typically includes returning the unit in good condition, minus any deductions for damages beyond normal wear and tear, unpaid rent, or other outstanding fees.
6) Do I pay the first month’s rent and last month’s rent with my security deposit?
We require first month's rent and security deposit within 72 hours of application approval. All funds are to be paid with certified funds (cashiers check or money order only). We may ask for an additional security depending on your screening results.
7) Do you charge any fees outside the rent?
Aside from the monthly rent, there may be a few additional fees, which can include:- Utilities: Refer to the property details for which utilities you are responsible.- Parking Fees: If applicable, will be listed in the property information details.- Pet Fees: $350 deposit and $35/month for each approved pet.- Maintenance Fees: Only applicable if there are specific maintenance requests beyond regular upkeep.
8) Do you require renter’s insurance?
Yes. Tenants may use their personal insurance agent to secure a policy of at least $100,000 and we must be listed as additionally insured.
9) What if I am on a housing voucher, do I still need a minimum amount of income?
Yes. Housing Voucher applicants can use the voucher to reduce the rent to the applicants’ portion of responsibility. Housing Voucher applicants must gross 1.5x monthly this amount. (i.e. Regular rent $1,800 Voucher is $900 Applicant responsibility is $900. The Applicants income must gross $1,250)
10) What if I am relocating from another city?
Relocating applicants must provide verifiable documentation of employment and income in Colorado. Unemployed/Retired/Students applicants may supply the an offer letter, proof of extensive funds in a savings or checking account, previous year’s tax returns, proof of student loans scheduled for disbursement during the lease term, statement of SSI, pension or other retirement disbursements, or any other proof of income. If applicant does not meet this guideline, Stix and Stones reserves the right to not rent to the tenant. If applicant is unable to meet either of these guidelines, they may opt to have a suitable co-signer execute the lease agreement jointly, if approved by Stix and Stones. Full credit and background check will be performed on co-signer.
11) What if I have bad credit?
Applicant must have a credit score of 550 or above to be considered for lease. If Applicant does not meet this guideline, they may opt to have a suitable co-signer execute the lease agreement jointly, if approved by Stix and Stones. Full credit and background check will be performed on co-signer, who must also meet the aforementioned criteria.
12) What if I have been convicted of a crime in the past?
Stix and Stones will not lease to documented sex offenders, violent crime felons or terrorists as listed in this criteria. Applicants will be screened on the Sexual Offender list and Terrorist list. A criminal background check will be conducted for each applicant. We do not accept co-signers or payment of lease value in full in lieu of fulfilling criminal history criteria. A conviction, guilty plea or no-contest plea, at any time for: any felony involving serious injury, kidnapping, death, arson, rape, sex crimes and/or child sex crimes, extensive property damage or drug-related offenses (sale, manufacture, delivery or possession with intent to sell) Class A/Felony burglary robbery; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last seven years for: any other felony charges; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last seven years for: any misdemeanor or gross misdemeanor involving assault, intimidation, sex related, drug related (sale, manufacture, delivery or possession) property damage or weapons charges; or A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred within the last three years for: any Class B or C misdemeanor in the above categories, or for misdemeanors involving Criminal Trespass I, theft, dishonesty or prostitution shall be grounds for denial of the rental application. Pending charges or outstanding warrants for any of the above will result in a suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No property will be held awaiting resolution of pending charges.
13) What if I have had or am currently going through a bankruptcy:
Applicant shall not be in personal or business bankruptcy, nor shall be contemplating such bankruptcy to be considered for lease. If applicant is currently in bankruptcy proceedings, Stix and Stones may consider waiving these criteria with 2x security deposit, as well as a letter from applicant’s attorney stating they will not add Stix and Stones as additional creditor in this or future bankruptcy proceedings.
14) What if I have an eviction on my record?
If applicant has been involved in eviction in the previous 5 Years; Stix and Stones may refuse to lease property to Applicant. Full credit and background check will be performed on co-signer, who must also meet the aforementioned criteria.
15) What is the maximum number of people I can have in property?
Applicant understands that no more than 4 unrelated parties may share a single dwelling, and no more than 2 occupants may inhabit the same room designated as a bedroom, unless stated otherwise. Rooms not designated as a bedroom may not be used for sleeping.
16) Is there smoking units available?
No. Stix and Stones does not allow any smoking inside of its properties under any circumstance.
17) When is rent due?
Rent is due on the 1st of every month. Late fees will occur if rent is not paid by the 7th of the month.
18) How is rent paid?
Each tenant will have their own online property portal to pay rent.
