If your move-in date is after the 20th of the month, pro-rated rent for the following month will also be required in addition to the move-in funds listed above.

UTILITY AND LAWN CARE RESPONSIBILITY
Unless stated otherwise in the lease, tenants are responsible for all utilities and lawn care (if applicable).

HOLD FEE POLICY:
⚠️ Important: Upon application approval, broker will collect up to a Hold Fee equal to the first full month’s rent + $250 non-refundable admin fee is due within 1 business day. This removes the home from the market and holds it until your move-in date.

The Hold Fee is applied to your first full month’s rent.

We will continue to accept and consider applications until all funds are received in full.

If the tenant fails to sign the lease or take possession, the Hold Fee is considered non-refundable and will be paid to the Broker. This fee serves as compensation for marketing the property, screening applicants, administrative work, and removing the property from the market during the hold period.

Application Fee: $74.95 per applicant
(Non-refundable: $59.95 Background Screening + $15.00 Income Verification)
