RENTAL QUALIFICATIONS:
3x in monthly rent in verifiable legal income. All verifiable, legal sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount).
Clean credit with a minimum credit score of 650. Three years of credit history, with a minimum of 3 credit lines required. No collections, judgements, past due or charged off accounts. No bankruptcies in the past 3 years. Three years of good rental history or home ownership; no evictions, no late rental payments.
Everyone over the age of 18 must complete an application and will be listed on the lease.
We do not accept Zillow applications.
Approved applicants will be expected to pay the security deposit within 48 hours of approval. First month's rent payment is required prior to move-in.
All applicants must apply online at FiveOaksPropertyManagement.com. All requested items are to be completed and submitted prior to application being processed. Will give preference to the applicant with the earliest move-in date.
Upon notification that your application has been approved, you have 24 hours to sign the lease. Properties are typically held for no more than 14 days. Security deposit and first month's rent to be paid by cashier's check prior to move-in date.
