Well-qualified applicants (e.g., credit score 700+ and or gross income greater than 2.75X the
base rate): Base rate as advertised.
Moderately qualified applicants (e.g., credit score 676-699 and or gross income from 2.5-2.74X
the base rate): May be subject to a rental increase of up to 3.5% above the base rate.
Less-qualified applicants (e.g., credit score below 650-675 and or gross income from 2- 2.49X
the base rate): May be subject to a rental increase of up to 8.5% above the base rate.
Automatic Denial: Any applicant who has a credit score below 650 or gross income below 2X the base rate. Any applicant who has a collection or eviction on their record from a landlord.
Deposits are capped at one month's rent in accordance with California law (AB 12). No additional hidden fees apply, and we comply with all Fair Housing and Equal Opportunity laws.
