There is a $40 application fee and a $40 admin fee. ($80 per person to apply.) Your age will need to be at least 18. If not, a co-signer will be required. Your credit score will need to be at least 550. (if it is not, you may be approved based on other factors and usually a larger deposit) You will need to be employed. You will need to provide information on current employment as well as past employment if current employment is less than two years. Your income will need to be at least 3 times the rent. *

You must have a co-signer if your income does not meet this criteria. Any unresolved landlord debt, evictions, or judgments may affect your being approved. We check past property management companies to ensure you have a good rental history. Any recent or unresolved bankruptcies may affect your approval. We will need a detailed account of each infraction if you have a criminal record. If approved, you must be immediately prepared to remit the deposit in certified funds. (money order(s) or a cashier's check) Certified funds must be used to pay the first lease payment. Anyone living in the home who is 18 or older must apply. Some properties may allow pets, however, monthly pet rent depending on the pet will be charged. (Vicious breeds are not allowed.) From October through February, the minimum lease term is 15 months. **Please be aware that deposits are non-refundable after 48 hours of receipt** *
