CRIMINAL BACKGROUND - No felonies/convictions relating to drug or violent related charges regardless of the age of arrest.

SEX OFFENDER REGISTRY - Bluegrass Rental Management does not rent to any person on any Sex Offender Registry.

CREDIT CHECK - Applicant shall not have any significant write-offs, delinquencies, etc. Applicant's credit score must be greater than 600 with no have no more than 2 collection charges on record. If credit score is below 600, then the landlord will require a 2x deposit paid before move-in.

EVICTION RECORD - The applicant shall have NO evictions, NO EXCEPTIONS.

RENTAL RECORD - The past 2 landlords may be contacted as references.

DEPOSIT AND FIRST MONTH'S RENT - The FULL deposit amount and first month's rent must be paid prior to moving in.

Deposit in full required to hold the property off-market.

UTILITIES - all utilities must be transfered into resident's name prior to moving in.

LEASE DURATION - 12 months.
