This fee ensures thorough evaluation to facilitate a smooth leasing process.
Minimum Requirements:
- Credit score of at least 600
- No felonies
- Verifiable monthly income, three times the rent amount
- Good standing rental history
- No evictions and/or unlawful detainers within the past 5 years
- No balance owed to the previous landlord
Total Cost to Move-in:
- First month's full rent
- Security deposit: one month's rent
- For pet owners: First month's pet rent ($50 monthly rent per pet) plus a one-time pet fee of $250 per pet
- prorated rent, sewer, and trash charges will be charged the following month
What's needed before you receive keys?
- Signed lease
- Utility Account Numbers (Gas, Electric, and Water)
- Renter's Insurance Declaration's Page with new address listed
- All fees paid
To secure the rental property, the approved applicant is required to place a deposit equivalent to one month's rent or the amount requested based on your credit application. Pets are permitted with a non-refundable pet fee.
Residents are responsible for all utilities, including Gas, Electric & Water. These utilities are not included in the base rent pricing. Stoves and refrigerators will be provided in all homes.
