Application Criteria

One application per applicant 18 years of age.

Application processing fee(s) $65.00 per applicant. Payment via online portal

 Applicant(s) monthly income and employment verification: Combined household income must be two and half (2.5) times the amount of the monthly rent. Employment must be continuous and verifiable for 1 year. This must be verified as follows:

A. Provide three current paycheck stubs showing year-to-date income, or

B. Provide a letter of acceptance on company letterhead (only if starting a new job) and/or must be in same field as previous employment.

C. Provide three months of current bank statements (if self-employed) and tax returns

Applicant(s) must have one (1) year of verifiable rental history through a property manager or management company. If rental history is through a private party the following documents are required:

A. If the applicant has rented from an individual owner, a copy of 12 months of cancelled checks, bank statements or money order receipts must be provided.

Vacant Properties: Applicants must be able to sign lease within 2 weeks of submitting your application.

A valid picture ID card and Social Security Card: per applicant must be provided.

Reservation Deposit of half of the first month’s rent is required to hold unit after application has been approved.

An application fee is necessary to verify your rental application. This fee is non-refundable and must be completed for each applicant over 18.

I authorize the use of the information and contacts provided to complete a credit, reference, and /or background check. I understand that false or lack of information may result in the rejection of this application. I also understand that this is not an agreement to rent and that all applications must be approved.
