Application Criteria
- We allow applications from everyone and review them in the order the were received.
- All adult applicants must fill out an application, and incomplete applications will not be reviewed. We will accept the first qualified applicant.
- Good rental history of 5 years must be verifiable, with no evictions in the past 5 years. Information must be given to contact previous landlords.
- Household income should be at least 2.5x income to rent ratio and should be verifiable through provided pay stubs.
- Negative Credit reports may result in denial of application. Factors include but are not limited to: Late payments, Collections, Judgments, Total Debt, and pending bankruptcy except nonpayment balances that accrued during covid-19 protected period(April 1 2020-February 28 2022).
- Criminal convictions or pending charges may result in application denial including but not limited to the following: Drug Crimes, Person Crimes, Financial Fraud Crimes, Sex Offenses, or any crime that would adversely effect the health and safety of residents on the premises. Criminal history will be evaluated on a case by case basis, taking into account the nature and severity of the crimes. Denial for crimes would be based on but not limited to: time since the incidents, type of incident, age of the individual at the time, and number of incidents. Applicants are encouraged to provide supplemental data to explain or justify the incidents.
