To schedule a showing, visit The Mendes Company website and click on “Property Management,” then “Search Properties.” Select “Schedule a Showing” under the property you are interested in and follow the prompts.

APPLICATIONS
Do NOT apply if you have not toured the inside of the rental home in-person. You must tour the rental home prior to applying. There are no exceptions. If you apply prior to touring the inside, your application will be denied. Due to the competitive San Diego rental market, we always have multiple applications pending for every property as prospects can submit electronic applications 24 hours a day, 7 days a week. Therefore, if you choose to submit an application, you agree to the terms and conditions of the application that state your $40.00 application fee is non-refundable regardless if someone ahead of you is approved. QUALIFICATIONS FOR THIS PROPERTY ONLY:
The rental decision is based on these four combined factors:
1. Good Credit History (no past or present accounts in collections, no charge offs, no debt settlements, no late payments, no negative credit items, etc.)
2. Positive Rental References (Paid on-time, no lease violations, no balance owed, etc.)
3. Gross Monthly Income (Proof that gross household income is at least 2.5 times the monthly rent.)
4. Your Lease Start Date (Looking to start the lease within 1 week of the listing available date.)
