Water & Sewer:
We use a fair and transparent method to divide the property’s water and sewer bill called RUBS (Ratio Utility Billing System). It’s designed so each apartment pays only its expected share based on size.
Here’s how it works:
1-bedroom apartments are assigned a value of 1.0
2-bedroom apartments are assigned a value of 1.3
These values are used because larger apartments typically use more water.
We total up all the values for the whole property and use that number to calculate what percentage each apartment is responsible for. Then that percentage is applied to the property’s total water/sewer bill.
Important Note About Vacant Units
Even if an apartment is vacant, it still keeps its assigned share in the calculation. This prevents current residents from paying extra to cover vacant units.
