The non-refundable application fee is $60 per adult 18 and over. Renters Insurance is required to move in. All approved applicants will have a $150.00 lease administrative fee added to your total move in funds required. This fee will not go towards any other deposits, move in fees, or rent. Qualified tenants will pay an Assurant bond fee in lieu of a security deposit or move in fee in order to move in. Less then qualified may be approved but with extra requirements. Pet fees will apply if applicable. No leases will end in the months of Oct. Nov. or Dec. all leases will be extended until Jan. 2024.

The surety bond is offered through a third party servicer: Assurant www.assurant.com. The bond is valid for a two (2) year period. It is an upfront non-refundable fee for the duration of the two (2) years. The amount of the fee is contingent upon the Tenant’s FICO score in accordance with Assurant’s requirements and policies. The specifics regarding the agreement for the bond is between the Tenant and Assurant. In the event the bond is sixty (60) days from expiration and the Tenant wants to continue to lease the property, the Tenant will need to purchase another two (2) year bond. Please note that the bond does not function in the same manner as a security deposit and is not a security deposit. If the Tenant purchases a bond, the bond does not cover any damages; the Tenant will still be responsible for paying any damages done to the property or unpaid rent upon move out to Assurant in accordance with Assurant’s requirements and policies.
