Operating & Property Rules
● Operating/Access Hours: 7:00 AM - 11:00 PM (daily)
● No Smoking: Smoking is strictly prohibited inside the building and on the property.
● Wi-Fi: Not included. Tenants must arrange their own service.
● Door Signage: Tenants must purchase signage from the approved vendor.
● Parking: Overnight parking is not allowed.
● Alterations: Painting and flooring may be upgraded at the tenant’s expense using a
licensed contractor.
● Maintenance: Unit as-is. Tenant responsible for all maintenance, including but not
limited to plumbing, water heater, HVAC, electrical, fixtures AND the front door.

Insurance & Business License Requirements:
● Business License: Tenants must obtain and post a valid business license inside their suite before operating. It is the responsibility of the tenant prospect to confirm with the City of College Park that their desired business will be permitted to operate at this location.
● Business Liability Insurance: Required before operation begins.

General Leasing Information
● Application Fee: $100 (Nonrefundable)
● Security Deposit: Based on background check results (minimum of 1 month's rent).
● Payment Methods: Rent and deposit must be paid in full via cashier’s check. No partial payments, prorated rent, or “deposit only” payments accepted.

expense to unlock door or make key. Tenant may not remove current lock.
