Application Criteria

Income Verification: Monthly income should be at least three times the monthly rent. If the monthly income is less than three times the rent, a guarantor or co-signer will be needed.

Employment Verification: Applicants must provide proof of employment for at least 30 days. Unemployed applicants may provide a guarantor. Acceptable documents for employment verification include:

  • Two most recent consecutive pay stubs (or four if paid weekly).
  • An offer letter on company letterhead with Human Resources contact information for employment under 60 days.
  • Tax returns, including Schedule C, for self-employed individuals, who must have been self-employed for at least one full calendar year.

Rental History Verification: Provide two previous rental addresses for verification. Negative rental histories will result in denial. Outstanding balances to previous landlords must be cleared, and applicants must have a clean eviction record. Positive rental references may be required.

Occupancy Guidelines: Our policy allows no more than two occupants per bedroom. All individuals over 18 years old residing in the household for more than 14 consecutive days must be listed on the lease.

Credit and Background Checks: A third-party service will conduct credit and criminal background checks. Applicants must have a positive criminal history and good credit standing. All bankruptcies must be discharged. Evictions on the background check will result in denial. Some exceptions may be made for applicants with foreclosures or poor credit, requiring an additional deposit equal to one month's rent. If income or credit requirements are not met, an approved guarantor may be used. Guarantors must have excellent credit and a monthly income of at least five times the rent.

Application Fees: Each resident over 18 years old and any co-signer must submit a separate application, all required documents, and pay a $50.00 application fee.

Pet Screening and Pet Policy

Canopy Property Management welcomes pets at most of our properties. To ensure a safe and harmonious living environment for all residents, we partner with PetScreening.com to screen and approve all pets. This process allows us to better understand your pet(s) and determine the appropriate pet deposit and monthly pet rent based on their profile.

Pet Screening Process:

  • All applicants must complete a pet profile through PetScreening.com for each pet.
  • This process applies to all pets, including service animals and emotional support animals (ESA), to ensure compliance with applicable laws.
  • There is a nominal fee for each pet profile, except for assistance animals, which are screened at no cost to you.

Pet Fees and Rent:

  • Pet deposits and monthly pet rent are determined based on your pet’s profile rating in PetScreening.com.
  • Assistance animals (e.g., service animals or ESAs) are not subject to pet deposits or pet rent in compliance with federal and state laws.

How to Complete the Screening:

  1. After submitting your rental application, you will receive a link to create your pet profile through PetScreening.com.
  2. Complete the profile for each pet.
  3. Submit the profile(s) to us for review and approval.
