Application Criteria
Thank you for your interest in renting with us! To ensure a smooth application process, please review the following rental criteria before submitting your application.
Income & Employment
- Stable income of at least 3× monthly rent
- Proof required: recent pay stubs, tax returns, or bank statements
- Employment verification via employer contact or official documents
Credit & Financial History
- Minimum credit score: 640
- No outstanding rental-related debts or collections
- No bankruptcies within the past 10 years
Rental History & References
- 5 years of positive rental history required
- No evictions within the past 10 years
- Previous landlord references may be required
Leaseholder Terms - Roommate Screening & Responsibility Clause
- In the case of roommates: only one leaseholder is permitted and is solely responsible for the full monthly rent. One additional roommate may reside in the unit with prior written approval, and must individually meet all screening criteria—including income, credit, rental history, and background checks. Combined income will not be accepted to meet minimum income requirements.
Background & Criminal Screening
- Criminal background check conducted
- No felony convictions within the past 10 years
- No history of property damage or legal disputes with landlords
Application Fees
- $25 non-refundable application fee per applicant
- $22 tenant screening fee
Pet Policy (if applicable)
- Pets negotiable, breed & weight restrictions apply
- Pet details must be disclosed
- $200 pet deposit plus $20 per pet
Renter’s Insurance
- Proof of renter’s insurance required prior to move-in
Lease Terms
- Lease length: Minimum of 1 year. A 2-year lease locks in the current rent rate, with no increases during the term.
- A security deposit of $2,450 is required, along with the first month's rent of $2,450, both due upon lease signing.
- Both security deposit and first month's rent must be paid upfront
- Tenants must adhere to all community rules and policies
