By signing this application:

• I verify that the statements in this application are true and correct.
• I authorize the Landlord to run a credit, background, and/or evictions record check. 
• I authorize the Landlord to verify any current/previous rental information and any current/previous employment information.
• I authorize the use of the information and contacts provided to complete a credit, reference, and /or background check.
• I understand that false or lack of information may result in the rejection of this application.
• I understand that this is not an agreement to rent and that all applications must be approved.
• I acknowledge and agree that if my application is accepted by the Landlord, our security deposit will act as a holding fee, and if we choose not to take possession of the property for any reason whatsoever, my security deposit is NONREFUNDABLE and will be OWED TO and/or RETAINED by the Landlord.
• I acknowledge and agree that if I am approved and later rejected due to misrepresentation, fraud, and/or cannot turn-on utilities, then my application will be denied and deposit retained by Landlord. 
• If the application is denied, the security deposit will be refunded.
