Application Criteria

Welcome to Twin Oak Real Estate Group LLC! We are committed to providing equal housing opportunities and follow all federal and state Fair Housing Laws. Our goal is to apply these criteria fairly and consistently to every applicant.

1. Application Requirements

To apply, each adult (18 years or older) planning to reside in the rental property must complete a separate application. A non-refundable application fee of $45 is required per applicant.

2. Identification and Contact Information

Applicants must provide:

  • A valid, government-issued photo ID.
  • Current contact information, including phone number and email address.

3. Income Verification

Applicants must demonstrate the ability to pay rent. Income requirements vary based on the rental amount and may be satisfied through one or more of the following:

  • Gross monthly income must be at least 3 times the monthly rent.
  • For applicants with housing assistance or subsidies, only the tenant’s portion of the rent is used to determine income eligibility.
  • Income verification documents may include recent pay stubs, tax returns, bank statements, or documentation of consistent support (e.g., alimony, Social Security, disability benefits).
  • Unemployment will not qualify as income.

4. Rental History

A positive rental history is essential. We will review each applicant’s rental background for the following:

  • No outstanding rental balances or unpaid rent owed to a previous landlord.
  • No record of eviction or breach of lease within the past 5 years unless mitigating circumstances are documented.
  • A history of timely rent payments and adherence to previous lease terms.

5. Credit Check

Credit history will be reviewed to determine financial responsibility. Factors considered include:

  • Credit score and payment history for major obligations.
  • Consistent on-time payments for credit accounts, loans, or other financial responsibilities.
  • No significant outstanding debts that may impact the ability to meet rental obligations.

Applicants who do not meet standard credit criteria may be required to provide additional assurances, such as a co-signer, higher security deposit, or prepaid rent, as part of the approval process. These conditions will be applied uniformly and evaluated case-by-case to ensure fairness.

6. Background Check

We conduct a criminal background check on all applicants. Our assessment focuses on relevant and recent convictions that may affect the safety of the rental community.

  • Arrest records or minor, non-violent offenses are not grounds for denial.
  • Convictions involving violence, serious property damage, or other offenses that may pose a threat to resident safety may be considered. Each case is reviewed individually, focusing on the nature of the offense, time elapsed, and rehabilitation.

7. Pet Policy and Assistance Animals

We welcome service animals and emotional support animals for individuals with disabilities, regardless of our pet policy. Assistance animals are not considered pets and are exempt from any associated pet fees.

For other pets, our pet policy is as follows:

  • Pet Deposit: A $300 non-refundable pet deposit is required for each pet.
  • Monthly Pet Fee: A $50 monthly fee will be charged for each pet residing in the unit.

8. Reasonable Accommodations

We are committed to providing reasonable accommodations to qualified individuals with disabilities. Requests for accommodations are assessed based on feasibility, and we strive to meet accessibility needs where possible.
