Application Criteria

Thank you for your interest in renting with us. To ensure a smooth and fair process, please review our rental criteria below. Every applicant is evaluated on the same standards. Meeting the criteria does not guarantee approval, but failure to meet them may result in denial or the requirement of additional conditions (such as higher deposit or co-signer).

1. Income

  • Gross monthly household income must be at least 2 times the monthly rent.
  • Income must be verifiable (pay stubs, tax returns, employment letter, or proof of benefits).
  • Guarantors may be considered if income requirements are not met.

2. Credit

  • A credit score of 600 or higher is preferred.
  • Applications with lower scores may still be considered with stronger income, rental history, or additional deposit.
  • Credit history is reviewed for:
    • Unpaid housing-related debt (prior landlords, property management companies).
    • Recent bankruptcies, charge-offs, or excessive collections.

3. Rental History

  • Applicants should have positive rental history for the past 12 months or more.
  • No evictions, judgments for possession, or unpaid rent within the last 7 years.
  • References from previous landlords may be verified.

4. Background Check

  • A criminal background check is conducted.
  • Applications may be denied for recent convictions related to:
    • Violence against persons or property
    • Illegal drug manufacturing/distribution
    • Serious property damage or theft
  • We evaluate convictions on nature, severity, and recency.

5. Occupancy Standards

  • Maximum occupancy follows the 2 persons per bedroom + 1 guideline.
  • Example: 1 bedroom = 3 occupants; 2 bedrooms = 5 occupants.

6. Pets

  • Pets may be accepted on a case-by-case basis with pet rent or deposit.
  • Breed or size restrictions may apply (per insurance requirements).
  • Service animals and emotional support animals are always accepted with proper documentation (no fees).

7. General Requirements

  • Each adult (18+) must complete a separate application.
  • Valid government-issued photo ID required.
  • Application fees are paid directly to the service provider (we don't collect one)
  • Security deposit: may be up to 1.5x monthly rent in compliance with Arizona law.
